- A properly framed opening and insulated shaft to stop condensation

Timing
Replacing a roof? Replace the skylights with it
Skylights and their flashings usually last about as long as a shingle roof. If your roof is due for replacement, it is almost always cheaper to replace the skylights during the roof installation than to open the new roof later. If your skylight is only leaking or cracked, it may just need a skylight repair.

How long does it take to install a skylight?
A replacement in an existing opening usually takes a day. A new skylight with a new shaft takes longer, depending on the ceiling and the interior finishing.
Do skylights leak?
A properly flashed skylight should not. Most leaks we see come from caulked or reused flashing, which is why we always use a new flashing kit and membrane.
Do I need a permit for a new skylight?
Replacing a skylight in the same opening usually does not. Cutting a new opening in the roof framing can, and we check with the city before we start.
