What we check

Every roof inspection covers

Roof covering

Shingles, metal, cedar or flat membrane checked slope by slope for wear, granule loss, lifted tabs, cracks, blisters and loose fasteners.

Flashings & penetrations

Chimneys, skylights, walls, valleys, plumbing stacks and vents, where most Toronto leaks begin.

Attic & deck

From inside the attic we look for staining, damp insulation, frost, daylight and soft decking that you cannot see from the street.

Ventilation

Soffit intake and ridge or roof vents checked against the size of the attic. Poor ventilation shortens a roof's life and causes ice dams.

Eavestroughs & drainage

Troughs, downspouts and drip edge checked for blockages, sagging and overflow that push water back under the roof edge.

Written photo report

You get photographs of what we found, what it means and what, if anything, needs doing, with a written price for any work.

When to inspect

When to book a roof inspection

  • Every spring and autumn, to catch freeze-thaw and storm damage early
  • After a storm with high winds or hail
  • Before buying or selling a house
  • When your insurer asks for the age or condition of the roof
  • When you see a stain on a ceiling, granules in the eavestroughs or icicles along the eaves
  • When the roof is fifteen years old or more and you want to plan ahead

After the inspection

Honest advice, not a sales pitch

Most of the roofs we inspect need nothing at all, or a small roof repair. When a roof has reached the end of its life we explain why, with photographs, and give you a written, fixed price for a new roof installation. If there is storm damage, we document it for your insurer and arrange storm and wind damage repair.

We inspect roofs across Toronto and the GTA, including North York, Etobicoke, Scarborough, Mississauga, Vaughan, Richmond Hill, Markham and Oakville.

Questions

Roof inspections, answered

How much does a roof inspection cost?

Our roof inspections come at no cost and without obligation for homes across Toronto and the GTA.

How long does a roof inspection take?

Usually under an hour for a typical house, including the attic. Larger or more complicated roofs take longer.

Do I need to be home?

It helps, so we can check the attic and show you what we found. If you cannot be there, we can inspect the exterior and send the photo report.

How often should a Toronto roof be inspected?

Twice a year: after winter to catch freeze-thaw damage, and in autumn before snow. Also after any storm with high winds or hail.
