The steps

1. The first conversation

   Step 1

   You talk to a roofer, not a salesperson on commission. We ask about the house, the architecture, your timeline and what the roof has been doing wrong. If we are not the right company for the job, we will say so and tell you who is.

2. Site visit & drone survey

   Step 2

   We walk the property with you, then fly a high-resolution drone survey of every slope, valley, chimney and penetration. Inside, we inspect the attic for ventilation, insulation and any history of moisture, because most roof problems in Toronto start there.

3. Design & specification

   Step 3

   Material samples arrive at the house so you can see shingle, cedar, metal or slate against your own brick and stone in your own light. Our detailer draws the flashing, valley, eave and ventilation details specific to your roof. Where structure or heritage status is involved, an engineer or heritage consultant joins at this stage.

4. Fixed-price proposal

   Step 4

   A single fixed price, itemised by material and labour, with the drawings attached. No allowances, no "subject to". Hidden deck damage is the only variable, and it is priced per sheet in advance and photographed before it is invoiced.

5. Permits & scheduling

   Step 5

   We prepare and submit City of Toronto building permits and Heritage Toronto applications where required, and coordinate with your architect, landscaper and neighbours. You receive a written schedule with a start date we keep.

6. Property protection

   Step 6

   Plywood over stone steps and terraces, catch-netting over plantings, tarps over pools and vehicles relocated. The site supervisor walks the property with you and photographs its condition.

7. Installation

   Step 7

   Our own crew only. Work starts at 7:30 a.m. and the roof is dried in and weather-tight every evening before we go home. The property gets swept, run over with a magnet for stray nails and left tidy every single day. Your foreman sends a photo update every Friday.

8. Final walk-through

   Step 8

   A post-completion drone survey documents the finished roof for your records and your insurer. We walk the property together against the pre-start photographs and correct anything that is not exactly right.

9. Warranty & care

   Step 9

   You receive a bound warranty package: our workmanship warranty, the manufacturer system warranty, material certificates and the drawings. Your first annual inspection is complimentary and booked before we leave.
