Repair or replace? The honest answer

Most roofs in Toronto do not need replacing the first time they leak. A slipped shingle, a cracked boot around a plumbing stack or a failed chimney flashing is a repair, and we will tell you so. Replacement makes sense when the roof covering itself has reached the end of its life, when repairs are becoming a yearly event, or when the deck underneath has started to fail.

Signs your roof is due for replacement

  • Shingles curling, cupping or cracking across whole slopes, not just a few tabs
  • Heavy granule loss: bare patches on the shingles and grit collecting in the eavestroughs
  • A soft or spongy feel underfoot, or a visible sag in the roofline
  • Daylight or water staining on the underside of the deck in the attic

Step, counter and chimney flashings, valley metal and drip edge are renewed, not reused. Most leaks on a new roof start at old flashing.

Balanced ventilation

Choosing the right roof for your house

We install and replace every common residential roof in the GTA and will recommend what suits the house, the budget and how long you plan to stay.

  • Architectural asphalt shingles: the most popular choice in Toronto. Good value, a wide range of colours and about twenty years of service when installed and ventilated properly.
  • Standing-seam metal, copper and zinc: a higher upfront cost and a much longer life. Sheds snow well and stands up to lake winds.
  • Cedar shake and shingle: warmth and texture for character homes, installed on a ventilated batten system so the wood can dry.
  • Flat and low-slope roofs: modified bitumen, TPO or EPDM over tapered insulation, for additions, garages, terraces and modern homes.
  • Mansard roofs: steep faces and flat decks together, common on older Toronto homes and infill builds.

The process

How a roof replacement works with us

  1. Consultation and measure. We inspect the roof, the attic and the flashings, measure every slope and talk through materials with you.
  2. Written, fixed quote. Itemised by material and labour, with the scope, schedule and warranty in writing.
  3. Scheduling and permits. A like-for-like re-roof usually does not need a building permit. Structural changes, a new roof shape or heritage designation can, and we confirm with the city before work starts.
  4. Tear-off and deck repair. Most houses are stripped, repaired and dried-in on the first day, so the home is never left open to the weather.
  5. Installation. Membranes, flashings, ventilation and the new roof covering, installed to the manufacturer's specification.
  6. Clean-up and walkthrough. Magnetic sweep of the yard and driveway, a final inspection with you, photographs and your written warranty.

How long does a roof replacement take?

Most Toronto houses take one to three days. Larger homes, steep or complicated roofs, metal and cedar take longer. We dry the roof in at the end of every working day.

Can you shingle over my old roof?

We do not. A second layer hides deck damage, adds weight, shortens the life of the new shingles and voids most manufacturer warranties. Every replacement we do is a full tear-off.

Do I need a permit to replace my roof in Toronto?

A like-for-like re-roof usually does not. Structural work, a change to the roof shape or a heritage-designated property can. We check with the city before we start.

What time of year is best for a roof replacement?

Late spring through autumn is ideal, because shingles seal best in warm weather. We replace roofs year round when it is needed, using cold-weather installation methods in winter.

Do I need to be home during the work?

No. We need access to the exterior and the attic if ventilation work is included. Most homeowners carry on as normal; expect noise during tear-off.
